What this website is
Bhumiwala is a property advisory firm and a channel partner. This website is an information and enquiry service: it describes projects and properties, and it gives you a way to reach us about them.
We are not the developer, promoter, builder, owner or landlord of anything listed here, and we do not act for you as an advocate, a valuer or a financial adviser.
Nothing here is an offer
No page on this site is an offer, an invitation to offer, or any part of a contract. Prices, sizes, plot bands, plans, layouts, amenities, approvals, RERA status and possession dates are given to us by the developer or the owner. They are indicative, they can be withdrawn, and they change without notice.
Your rights, if you buy, come from the documents you actually sign — the application, the allotment letter, the builder-buyer agreement, the sale deed — and from the RERA registration of that project. Not from this website.
Images and drawings
Photographs, renders, floor plans, layout plans and location maps on this site may be artist impressions, marketing material supplied by a developer, or photographs of similar properties. They are shown to help you picture a place, not to specify one. Nothing is to scale unless the drawing says so and carries an approval stamp.
Verify before you pay
Before you part with money for any property, whether you found it through us or anywhere else:
- Check the project’s RERA registration on your state’s RERA portal yourself. Do not accept a number on a brochure as proof that it is live and in good standing.
- Have your own advocate read the title, the licence, the approvals and the agreement.
- Read the payment schedule against your own funding timeline, especially where instalments are triggered by the developer’s notice rather than by a date.
- Ask for what is not included — clubhouse membership, maintenance, EDC and IDC, GST, registry and stamp duty.
We will help you do all of this. We will not do it for you, and our help does not replace your own advocate.
How we are paid
On most transactions we are paid a brokerage by the developer or the seller, not by you. Where a fee is payable by you, we will tell you the amount in writing before you commit to anything. We will never take a payment towards a property into our own account on a developer’s behalf — pay the developer directly, into the account named in your agreement.
Enquiries you send us
When you submit an enquiry you confirm that the details are yours and are accurate, and you agree that we and the developer of the project you enquired about may contact you about it. What we do with your details is set out in the Privacy Policy.
Do not use the forms to send abuse, spam, malware, or anybody else’s personal details without their consent. We block and report submissions that do.
Listings submitted by you
If you submit a property to be listed, you confirm you own it or are authorised to market it, and that what you tell us is true. You give us permission to publish those details and images on this site and in our marketing. We may decline, edit or remove any submission, and we verify before we publish — a listing being submitted is not a listing being live.
What belongs to whom
The design, text, photographs, code and structure of this site belong to Bhumiwala, except where they belong to a developer whose material we publish with permission. You may read, print and share pages for your own use. You may not copy the site, scrape the listings, or republish our content commercially without our written permission.
Project names, logos and trademarks belong to their owners and appear here to identify the project, not to claim any association beyond our channel-partner relationship.
Links to other sites
We link to developer websites, RERA portals, maps and other third parties. We do not control them and we are not responsible for what they publish or do. A link is not an endorsement.
Availability
We try to keep the site up, correct and current. We do not promise it will always be available, error-free, or that every listing reflects this morning’s availability. Property moves faster than any website. Ring us for what is genuinely available today.
Limits on our liability
To the extent the law allows, Bhumiwala is not liable for loss arising from your reliance on information on this site, from a developer’s acts or omissions, from any delay in construction, approval or possession, or from your inability to use the site.
Nothing in these terms limits liability for fraud, or for anything else the law does not permit us to limit. Nothing here takes away a right you have as an allottee under the Real Estate (Regulation and Development) Act, 2016, or as a consumer under the Consumer Protection Act, 2019.
Changes
We may change these terms. The date at the top tells you when we last did. Continuing to use the site after a change means you accept the new version.
Governing law
These terms are governed by the law of India. The courts at Panipat, Haryana have jurisdiction, without prejudice to any right you have to approach a consumer forum or the RERA authority where you live or where the project is registered.
