What does Bhumiwala actually do?

Two things. We are a channel partner for developers, which means we sell their projects and they pay us for it. And we run our own search for land and property owners who want to sell or lease, and match them with buyers. Either way you are dealing with the same desk from the first call to registry.

Do I pay you a brokerage as a buyer?

On a builder project, no. The developer pays us, so the price you get from us is the price you would get walking into the site office yourself. On a resale, a lease or a private land deal there is a fee, and we tell you what it is in writing before you see the property, not after you like it.

Which cities do you work in?

Delhi NCR, Gurugram, Noida, Sonipat, Kharkhoda, Panipat, Samalkha, Rohtak, Jhajjar, Karnal, Panchkula, Chandigarh, Jaipur, Bagru, Phulera and Dholera in Gujarat. It is one belt we can drive, which is the point: we do not list a city we cannot reach the same week.

What types of property do you deal in?

Residential flats, builder floors and plots; commercial shops, offices and SCO; industrial plots and sheds; warehousing; and agricultural land. Sale, rent and long lease. The filters on the site are the honest list — if a type is not there, we do not hold it.

Why go through a channel partner instead of straight to the builder?

Because the site office can only ever recommend its own project. We are looking at five projects in the same sector and we will tell you which one has the better payment plan, which one has slipped its possession date twice, and which one we would not put our own money into. The price is identical either way.

Is every project on this site RERA registered?

Every project that is required to be, and we print the registration number on the project page so you can check it yourself. Land, resale and some small plotted deals fall outside RERA. Where that is the case the page says so plainly instead of leaving a blank where a number should be.

How do I check a RERA number myself?

Each state runs its own portal — HARERA for Haryana, UP RERA for Noida, RERA Rajasthan for the Jaipur belt and GujRERA for Dholera. Search the registration number there and you get the promoter, the approved plan, the declared completion date and the quarterly progress the builder has filed. We would rather you did.

How do you check a property before it goes on the site?

We see it, we read the title chain and the approvals, and we confirm the owner is the person offering it. Roughly seven in ten of the properties we are shown never make the list, usually because the paperwork does not match the story. A short list we can stand behind is worth more than a long one.

What happens after I send an enquiry?

A person calls you, not an automated message. We ask what you are actually trying to do, send you two or three options that fit and the reasoning for each, and arrange visits for the ones you want to see. If nothing we hold fits, we say that too.

Do you charge for a site visit?

No. Site visits, the shortlist and the comparison are how we earn the deal, not something we bill for. You are under no obligation after a visit and we will not chase you daily; one follow-up call and then we wait to hear from you.

Can you help me buy an industrial plot or a shed?

Yes, and it is a large part of what we do — IMT Kharkhoda, the Sonipat and Kundli belt, RIICO Bagru near Jaipur, and Dholera. Allotment plots and resale plots are two different transactions with different paperwork and different timelines, and we will tell you which one you are looking at before you commit to anything.

Do you deal in agricultural land?

Yes, in acres, killa, bigha and murabba depending on the district. Who may buy agricultural land, and what has to happen before it can be used for anything else, is a state-by-state question that changes. We put the rule that applies to your specific khasra in writing, and we expect you to have your own lawyer read it.

What is Dholera SIR, and why is it on your list?

Dholera is a planned industrial region in Gujarat with its own development authority and a long build-out ahead of it. It belongs on the list because clients ask for it, and it comes with a warning we repeat every time: it is a long-horizon bet on infrastructure arriving, not a rental yield you can bank on next year.

Do you handle rent and lease, or only sales?

Both. Warehousing and industrial sheds on lease, commercial offices and shops on rent, and residential lettings in the cities we cover. Lease deals need the same title check a sale does, because a lease signed with somebody who does not own the shed is not a lease.

I want to sell my property. What do you need from me?

The title deed, the latest tax receipt, the mutation record, and an honest expectation on price. We photograph it, put it in front of the buyers already on our list, and run advertising for it. What we will not do is list it at a price we know it will not fetch just to win the mandate.

Can NRIs buy through you?

Yes. Residential and commercial property is straightforward for an NRI; agricultural land, plantation property and farmhouses are not, and the rules there are set by the RBI rather than by us. We will arrange the visit by video, and your banker and lawyer should confirm the position before money moves.

Do you arrange home loans?

We introduce you to the lenders we have worked with on that project and we get your file into the right hands, which usually saves a week. We do not decide your rate and we are not your financial adviser — compare at least two offers before you sign one.

What costs come on top of the quoted price?

Stamp duty and registration charges, which vary by state and by whether the buyer is a woman; GST where the property is still under construction; and, on a project, the club, parking, power backup and maintenance charges. Ask us for the all-in number early — the difference between the headline price and the cheque you write is rarely small.

What paperwork should I expect at registry?

The sale deed, the seller's title documents and chain, an encumbrance or no-dues confirmation, identity and PAN for both sides, and the stamp duty paid. For a project add the builder-buyer agreement and the allotment letter. We sit through the registry with you; we do not hand you a file and wish you luck.

My city is not on your list. Can you still help?

Tell us anyway. If it is near a belt we already work, we will go and look. If it is not, we will say so rather than take the enquiry and pass it to somebody we do not know — a lead we cannot service properly is one we should not have taken.
