Bhumiwala is a property advisory firm and a channel partner. We are not the developer, promoter, builder, owner or landlord of any project or property shown on this website, and we have no role in constructing, approving, allotting or delivering any of them.
Our agent registration is Coming soon. That registration lets us market and broker property. It is not, and must never be read as, a registration of any project shown here. Every project carries its own RERA number, shown on its own page.
Where the information comes from
Everything on a project page — the price, the plot or unit sizes, the configuration, the layout, the amenities, the specification, the approvals, the payment plan and the possession date — is as given to us by the developer, the promoter or the owner, usually in a brochure or a price sheet. We reproduce it in good faith. We do not independently verify it, and we cannot.
All of it is indicative. All of it can change without notice. Some of it will be out of date by the time you read it, because rate cards move, inventory sells and launch dates slip.
Nothing here is an offer or a contract
No page, listing, brochure, image or figure on this website constitutes an offer, an invitation to offer, or any part of a contract. What you are entitled to comes from the documents you sign and from the project’s RERA registration — never from this site.
Images
Photographs, 3D renders, walkthroughs, elevations, floor plans, layout plans and maps may be artist impressions, developer marketing material, stock imagery, or photographs of a similar property elsewhere. They indicate intent, not the thing you will receive. Furniture, landscaping, finishes and surroundings shown in a render are illustrative and are usually not part of what is sold.
Prices
Prices shown are the basic rate as last quoted to us and generally exclude EDC and IDC, PLC, club or membership charges, maintenance, parking, GST, stamp duty and registration. “Price on request” means exactly that — the developer has not published a rate we are permitted to print. Ask us and we will tell you the rate on the day you are ready, along with what is actually available at it.
No promise of return or appreciation
We give property advice. We do not give investment advice, and we are not licensed to. Nothing on this site is a projection, a promise or a guarantee of rental yield, resale value, appreciation, or that any particular infrastructure — an expressway, a metro line, an airport, an industrial park — will be built, be built on time, or lift prices near it.
Where we discuss the effect of infrastructure on a location, we are describing what has happened elsewhere and what is publicly announced. Announcements change. Treat every such statement as context for your own judgement, not as a forecast.
Agricultural and unlicensed land
Agricultural land is agricultural until a competent authority says otherwise. Change of land use, licences and layout approvals are decisions of the state, not of a seller or of us. Nobody can promise you a CLU, and any timeline offered for one is a hope, not a commitment. Buying farmland in the expectation of conversion is a risk you are taking with your eyes open.
Verify, then pay
Before any payment:
- Check the RERA registration yourself on your state’s RERA portal — for Haryana, haryanarera.gov.in. Confirm it is live, and read the promoter’s own disclosures on it.
- Have your own advocate examine the title, the licence, the approvals, the mortgage position and the agreement.
- Pay the developer directly into the account named in your agreement. Never into ours, and never into an individual’s account.
